Karmelicka 52 is a historic building in Kraków, built in 1906, standing at the intersection of heritage and modern opportunity. Managing such a property requires more than maintenance—it demands strategy, design sensitivity, and financial discipline. Over the past two years, 1Kollektiv has been responsible for its management, renovation, and commercialization, balancing the preservation of historic character with the creation of long-term value
[02] THE CHALLENGE
The building presented the classic challenges of historic real estate: aging structure, regulatory constraints, and underutilized space. To unlock its potential, we needed to address immediate renovation needs, secure high-quality tenants, and plan for future development. The key was to protect its historic identity while adapting it for contemporary use and financial sustainability.

Our work at Karmelicka 52 spans multiple dimensions:
- Strategic Management: Comprehensive oversight of operations, tenant relations, and financial planning to ensure stable returns.

- Design & Development: Preparation of attic adaptation plans, transforming underused space into new residential apartments.
Impact
Within two years, most of the building has been successfully renovated, significantly improving both its condition and market value. Commercialization efforts have stabilized revenues, while the partnership with Viral Kebab added a high-profile tenant with national recognition. The next stage—the attic adaptation—will further enhance long-term returns and maximize the property’s potential.
